SSH wins Muscat oceanfront project contract

SSH, a leading infrastructure, building design and project management firm in the Middle East, said it has won the contract to design villas and apartment blocks at Al Mouj, Muscat, (formally known as The Wave, Muscat), a high-profile mixed-use destination in Oman. A thriving waterfront community, few minutes away from the new international airport, Al Mouj, Muscat, is a public-private venture between the Omani government and UAE-based Majid Al Futtaim Properties. As per the deal, SSH will design two villa prototypes to be used in the latest addition to Al Mouj Muscat community master plan - Zunairah, a limited collection of exclusive beachfront villas. Split into two zones, Z1 with a total built-up area of 900 sq m, and Z2 with a 1,800 sq m built-up area, the prototypes are designed to provide the ultimate in luxury, aiming to set a new benchmark for residential living in the sultanate. The apartment blocks, Juman One, provide resort-living services of elegance and style. It will offer uninterrupted views to Almouj Marina, the award-winning marina and flagship yachting and sailing destination in Oman. Offering one-, two- and three-bedroom apartments, Juman One was designed with serenity and sophistication embedded in its architectural ethos. With services to match, the prestigious residence will offer a modern gym with male and female spas and changing rooms, an owners’ lounge and outside lounging areas, games room, and a concierge service, said the SSH in its statement. There are also three adjacent pools cascading towards the marina, made up of a lounging pool, children’s pool and a lap pool. Six penthouses are designed with the same theme in mind, offering opulent architecture with open-plan features, spa bathrooms, terraces, and five-bedroom units, with two central penthouses offering a private outdoor lap pool and jacuzzi. The world-class lifestyle and leisure destination created a thriving waterfront community along the 6-km stretch of coast in Muscat. Al Mouj, Muscat comprises luxury residential properties, retail and dining facilities, Oman’s only signature designed PGA standard 18-hole links golf course and the 400-berth Almouj Marina, the largest private yachting hub in the sultanate. SSH was also awarded the design of the Ghadeer masterplan, a community focused neighbourhood at Almouj, with facilities like kindergarten and multi-purpose hall. The Ghadeer award came following the successful delivery of two master plans for Zunairah and Jinan for Al Mouj, Muscat. On the project win, Danny Warde, the resident director at SSH Oman, said: "This is one of the most iconic developments currently taking place in the sultanate, in addition to OCEC, and we are honoured to be working on both projects." "The lifestyle offered by Al Mouj Muscat will see Oman align its upscale residential offering to rival its Gulf neighbours," he added.-TradeArabia News Service

New master plan in two months

By Vinod Nair — MUSCAT: August 31: The new masterplan for Al Mouj Muscat (earlier The Wave, Muscat), will be unveiled in the next two months, subject to approvals from the authorities. It was also revealed that the Kempinski hotel project will be ready by late next year, while the Shaza hotel project will be completed in 18 months. Hawazen Esber, CEO of Al Mouj Muscat, said, “All phases of Al Mouj Muscat will be completed by 2022-23 and the new masterplan will focus on new amenities like more hotels, harbour-side piazza, food and beverage outlets, high-end houses and as well the mid-market segment. The plan is aimed at developing the Al Mouj as a full-fledged destination.” David Stafford, VP, sales and marketing, Al Mouj, said, that low oil prices have not had any impact and sales are still at its highest levels. Al Mouj Muscat is home to over 4,000 residents and this number is expected to grow by more than 50 per cent in the next few years. The planned development with its integrated lifestyle experience has appealed to people from 69 nationalities with Omani citizens representing the largest single nationality.

Site visit: The Wave, Muscat

Spread over 6km of coastline, The Wave, Muscat will be home to 4,000 people once completed. It has apartments, townhouses, and villas; world-class leisure facilities; educational institutes; a retail and commercial gateway; and a stunning marina, soon to be complemented by internationally branded five-star hotels. The flagship multicultural waterfront community, which is due to be completed in 2022, is many things, but one thing that it is not, according to its CEO, Hawazen Esber, is ‘iconic’. He told Construction Week: “All eyes are on Oman now, and as an upcoming destination, it is creating its own unique market across all progressive sectors. In line with our scheduled completion date of 2022, the government has allocated $112bn (OMR43.11bn) to construction-based infrastructural projects across the country over the next seven years, which will continue to be a catalyst for growth throughout the economy and in particular the tourism industry. As the country’s progress matures, The Wave, Muscat will maintain its position as an ambassador of Oman, featuring the best that the Sultanate has to offer by way of leading hotel establishments and world-class facilities. “For us, The Wave, Muscat is about delivering a sophisticated representation of Oman, whether it is through our properties, public spaces, or amenities, while still maintaining the country’s identity, culture, and heritage – a place where people feel like they belong, where they say: ‘I’m at The Wave, Muscat, I’m in Oman, I’m home’,” added Esber. Situated just a stone’s throw away from the new $2bn (OMR770m) international airport, The Wave, Muscat is the first Integrated Tourism Complex (ITC) in Oman to welcome freehold foreign investment. Founded in 2006, it is a $2.5bn (OMR962m) investment conceived through a public-private venture between the Omani government and UAE-based Majid Al Futtaim Properties. Almost half of the project has been completed to date. “We have big plans here, and will be introducing new levels of luxury property and amenity to the current masterplan over [2015] – many of which have never been seen in Oman before,” said Esber. David Cummings, vice president of residential development, explained: “We have really exceeded our expectations in terms of construction; I am looking at delivering about six apartments a week and something in the region of four to six villas a week, every week, week in week out.” He added, “If you can keep a constant amount of labour, rather than spiking it up and down, you can address quality and manage the whole programme a lot more [efficiently]. To do that, we require a leading edge where we have six lots of foundations going on, six lots of roofs going up, with six trowels plastering away.” Cummings, who has over 30 years of experience as a house builder in the UK market, approached the development as a house building project, without the need for project managers. He has certainly placed his stamp on it, ensuring a continual process of development. He said: “It is a system I brought with me from the UK, which evolved from a framework used in the United States, called ‘job ready, job complete’. It is all about making sure that work is completed by one team at a time so that the next trade workers coming in do not have to undo work or have their work undone. It is just a more efficient way of doing things. It is fixed in with our customer payments, so we have customers’ payments, quality control processes, and out payments to contractors all linked together. It is really a transparent way of keeping track of what is going on. In the UK, it is sometimes called ‘house equivalent’.” Currently there are over 3,000 people from more than 60 nationalities living at The Wave, Muscat. Total sales amount to just over 1,700 properties, with more than 1,400 now handed over. The construction of Marsa 1, the first waterfront apartments released in Oman, started in Q2 2013. Cummings revealed the non-waterfront phases were completed in 2014, following a construction period of approximately 18-20 months. These are accompanied by Marsa 2 and 3, which are all at various stages of development and were more than 80% pre-sold before construction commenced. The first stage of foundation works for Marsa 2 were laid last year, and are due to be finished by the end of 2015. The Reehan Residences villas, which include the market’s first ever ‘Courtyard Homes’, were launched in June 2014, and have achieved 100% in sales. More recently, The Wave, Muscat awarded a $42.1m (OMR16.2m) contract to Al Turki Enterprises, for the construction of 99 villas, which will include a central community swimming pool and recreation area exclusive for Reehan residents. Esber explained: “We have also recently released a new marina-front apartment precinct called ‘Marsa Gardens’. Located in close proximity to Almouj Marina and the forthcoming Kempinski The Wave Hotel, the precinct will offer a variety of floor-plan designs that range from 80 – 191m2. Thirty of the apartments are positioned overlooking the marina, with a further 202 situated with views of landscaped recreational space belonging to the surrounding gardens and village. The release is in response to the current market demand for apartments, specifically investors and owner occupiers wanting to secure a property in the vibrant, integrated living space.” The development also recently signed a memorandum of understanding (MoU) with Bank Muscat to develop a mixed portfolio of real estate assets for a new property fund, involving investments of up to $204m (OMR78.6m). In the first tranche of a number of transactions planned at The Wave, Muscat, and the largest off-plan real estate purchase in Oman over the last 12 months, Bank Muscat agreed to purchase 230 residential apartments in four blocks, to be known as ‘Marsa Parklands’, for $81.68m (OMR31.44m). It all makes for several communities throughout the entire development. And these are communities are proving to be popular with Omani residents. Esber said, “The most exciting thing about this is that we have a big proportion of Omanis who are living at The Wave, Muscat. We are very proud that we have been able to attract Omanis to join our community. Actually, the number is increasing and that makes it very sustainable compared to other projects throughout the world, where these types of freehold project are more of an enclave for expatriates.” In addition to villas and apartments, The Wave, Muscat will be home to a five-star Kempinski, which is currently under construction by Carillion Alawi, and is due to open in early 2016. The four-star, 190-key The Wave Plaza Hotel, meanwhile, worth $64.9m (OMR25m), will be built by local investment group Tameer Investment, and later operated by Shaza Hotels. It is expected to be complete within 24 months from the start of construction. While the initial masterplan, drawn up by OBM, allowed for four hotels at the sprawling development, Esber revealed that an additional hotel was part of a series of changes announced in early 2015. He ellaborated: “I think we will have at least five [hotels], but the idea is to accelerate construction, because even the original four were on the back burner. “What we want is to announce at least one more hotel and the serviced apartments, in addition to a large variety of F&B venues [in 2015]. “The changes have been huge. We have completely revamped our masterplan. Originally conceived in 2006/07, [it] has been subject to market demands and the maturity of the country’s infrastructure. Consequently, we have also matured, become more confident, and have been able to evolve with the market. We know that we can try new products and make them a success.” At the other end of The Wave, Muscat lies Almouj Golf, the only 18-hole PGA standard links golf course in Oman. Designed by legendary Australian golfer Greg Norman, it runs alongside 2km of beachfront, stretching a total of 7,342 yards, and is rated as the fourth best course in the entire Middle East. The retail element of the project, meanwhile, represents another key piece of the jigsaw. The Walk, for example, located close to the 400-berth Almouj Marina, is characterised by four storeys of retail and commercial options, not to mention business facilities – more than 10,850m2 of bustling activity. “We recently launched The Walk and people are already very excited about this, but it only comprises about 10% of what is coming,” concluded Esber.

Oman's Wave has no plans to scale back despite slow sales

The Wave, a luxury housing project in Oman’s capital, will not scale back its size or postpone its completion date despite slow sales on the state-backed development, its CEO has said. The $3.5bn project, designed to include 4,000 real estate units, hotels and a marina, saw sales slow in the wake of the financial crisis that sparked a Gulf-wide real estate crash. Michael Lenarduzzi, CEO of the project, said the properties have been remodelled from solely high-end luxury to a broader range of property sizes and prices. The Wave has 3,000 properties left to sell. “We certainly have no plans to change that number in any material way,” Lenarduzzi told Arabian Business in Muscat. “The real estate will be sell and build. It was clearly the strategy from day one and always will be…. We had never delayed on completion.” The Wave sold around 300 units in 2010, worth around $90m. The development expects to sell 500 units per year from 2011, putting it on target to meet its 2018 completion date. The project is the first in Oman to offer 100 percent foreign ownership of freehold project. Approved buyers also receive a two-year residency permit, a perk that may drive foreign sales Lenadruzzi said, adding that Oman has largely escaped the oversupply issues seen in the UAE. “Oman only opened up to foreigners in 2006 and such a strong local market is underpinning evidence of the strong supply and demand equilibrium that exists here. “The expansion into international is an expansion of our existing sales and we are not going internationally because [we have to]. We are very fortunate that already 95% of our sales are coming from Oman anyway.” The sales team intends to target buyers in the UK, Germany and India in 2011, he added. Partners in the project include the state-controlled Waterfront Investments, the National Investment Funds Company and UAE’s Majid Al Futtaim Properties (MAF). Oman has not been immune to the impact of the real estate downturn, as evidenced by the stalled real estate development Blue City. Launched in the wake of a 2006 Royal decree permitting foreign ownership, the $20bn development lay at the heart of Oman’s economic transformation plans. The project, designed to include 200 villas, 5,000 apartments, four hotels, two golf courses and a clubhouse, was expected to create 7,000 jobs and generate tourism. The development suffered poor sales and is now the subject of a legal battle between the projects owners. Its future remains uncertain.

Oman’s Wave to finish later than planned after ‘quiet’ sales

The Wave, a housing project in Oman’s capital that includes a golf course designed by Greg Norman, will be completed later than planned “to control cash flows”, its chief development officer said on Tuesday. The project, designed to include 4,000 homes, hotels and a marina, experienced a “quiet period” following strong sales in 2007 and 2008, Stuart Ingram said in an interview in Muscat on Tuesday. “But we’re still trying to deliver what we have originally promised.” The developer will hand over the keys of 200 homes after they’re finished in the third quarter, he said. More than 600 residences have been delivered to buyers so far. Ingram did not say what the original completion date was. Demand for properties in Oman waned after the global financial crisis battered neighbouring markets in Dubai and around the Gulf. Tighter lending also reduced sales for Oman property developments, which were mainly geared toward foreign investors and retirees. Ingram said work on the 18-hole golf course at the Wave will finish this year, as well as the first phase of a marina. He said designs for two hotels, to be managed by Fairmont and Kempinski, were also completed.

Oman's $3bn property project to pick up pace

Oman's biggest property project is heading for a recovery after being hit by the global recession, as it benefits from heavy government spending since last year, a senior project official said on Monday. The project, Wave Muscat, will benefit from increased liquidity due to the government's prudent approach in its 2009 and 2010 fiscal spending, marking a turning point for the property market, Abdulla bin Khamis al-Shidi, deputy chief executive of the company said. "In March this year, we have offered 168 properties off-plan and all of them have been sold. The sale has been boosted by market liquidity created by government spending," he said in an interview. Oman has spent about $16 billion in 2009 on local infrastructure and other projects and this year, the government has already signed contracts worth $11.5 billion of its $18.5 billion expenditure allocated for its 2010 budget, according to the national economy ministry statistics. The $3 billion Wave Muscat project, is jointly owned by the Government of Oman, National Investment Funds Company and Dubai's Majid Al-Futaim Properties. "The Wave Muscat plans to offer more lucrative products to the market before the end of this year. This offer will include a mixture of villas, apartments and townhouses to take advantage of the revived investor confidence," Shidi said. The price range of The Wave Muscat's properties sold in March was between 70,000 rials and 170,000 rials. The off-plan sale planned for the end of this year will be priced similarly. The Wave Muscat has already sold about 1,000 units and handed over nearly 500 homes so far. "About 55 percent of the buyers of our properties are Omanis and 45 percent are foreigners, mostly Europeans and Indians," Al Shidi added. The Wave Muscat plans four hotels but Al Shidi gave the details of three. The development plans to raise funds next month from private Omani institutional investors for the Kempinski Hotel whose construction is planned to start early next year. The design of the Fairmont Hotel, to be built next to the 18-hole Greg Norman Golf Course, is being finalized while a four-star hotel for corporate customers adjacent to the 400-berth Marina is in the design phase. Al Shidi declined to say how much The Wave Muscat is planning to raise for the Kempinski hotel but industry sources said it will be in the region of about $200 million. The target, according to an industry source, will be institutional investors like the civil service, defence ministry and police pension funds or big local corporate houses. Al Shidi said that the 9-hole golf course of the Greg Norman will be completed by the end of this year while the second 9-hole is scheduled to be finished in the fourth quarter of 2011. "We plan to host major golf tournaments here such as the PGA, the European and US tours," Al Shidi said. Al Shidi added that The Wave Muscat project is scheduled to be completed in 2018 and expected to build about 4,000 properties by then. (Reuters)
